Your guide to selling with confidence

Pricing, preparation and premium marketing that put your home in the best light.

Selling your home, step by step

The goal is simple: the best price, on the best terms, with the least stress. Here is the plan.

  1. 1. Strategy session and pricing

We walk through your home, your goals and your timeline. I prepare a comparative market analysis using recent nearby sales, active competition and current demand, and we agree on a pricing strategy.

  2. 2. Prepare the home

A short list of high-impact steps: declutter, deep clean, fresh neutral paint, minor repairs and curb appeal. I will tell you which ones are worth the money and which are not.

  3. 3. Launch the marketing

Professional photography, aerial drone video, a measured floor plan, virtual staging for empty rooms (always labeled), a print brochure, MLS and major portals, targeted social media, and for the right home, a dedicated property website.

  4. 4. Showings and open houses

I manage showing requests, give you feedback and adjust the plan using real activity, not guesses.

  5. 5. Offers and negotiation

We compare offers on price, financing strength, contingencies and timing, then negotiate for the best overall result.

  6. 6. Attorney review, inspection and appraisal

We work through attorney review, buyer inspection requests and the appraisal, keeping the deal on track.

  7. 7. Closing

I coordinate the final details, title and the walk-through so closing day is smooth. Then you hand over the keys.

Common questions

How do you decide what my home is worth?

I study recent comparable sales, current competition and the condition and features of your home. The right price is the one the market will pay, and it is where the strongest early interest comes from.

Should I fix things before I list?

Sometimes. Inexpensive cosmetic updates often pay off, while large projects often do not. I will give you an honest, home-specific list.

How long will it take to sell?

It depends on price, condition and market conditions. We will look at current local data together so your expectations are realistic.

What does it cost to sell?

Typical costs include agent compensation, title and closing charges, transfer taxes, prorated property taxes and any negotiated repairs or credits. The seller net proceeds estimator on the Tools page gives a first look.
